This multi-year phased renovation was coordinated with PROACTIVE Vacations to minimize rental downtime, protect peak-season revenue, and deliver a high-yield vacation rental product.
Scope of Work Executed
This project was completed in three annual phases during the off season, allowing the property owner to plan budgets and prioritize upgrades year over year.
YEAR ONE
- Remove and replace kitchen countertops with quartz and added tile backsplash
- Refinished all hardwood stairs and flooring
- Remove and replace vanities and flooring in two baths

YEAR TWO
- Renovate four bathrooms: new vanities and granite countertops
- Remove tub and replace with fiberglass tub with walk-in shower, PVC wall tile panels, and shower door
- New mirrors, bath hardware, ceramic tile flooring, and light fixtures
- Paint all bathrooms
Completed in 47 Calendar Days at a cost of $25,500
YEAR THREE
- Remove vinyl wallpaper through entire house (all walls)
- Replaced seven exterior full glass doors
- Removed all popcorn ceilings
- Removed and replaced all flooring in 6 bedrooms
- Painted all ceilings, walls, and trim
- Replaced all kitchen drawer fronts and doors
- Completed miscellaneous deck repairs
- Replaced all window treatments
